Job Summary
Perform direct supervision over members of the Carpentry group, assigned staff and all maintenance activities including carpentry core support at off sites. Responsible for the coordination of workload, completing work of a similar nature, inventory, materials management, training, supervision of staff, coordination of outside contractors, project management and response to customer service needs. This is a working/supervisory position.
Job Responsibilities
Supervises Carpentry staff, manages and performs maintenance activities. Primary responsibility is for the maintenance oversight and care of the assigned areas within the network.
Maintains Carpenter staff competency testing evaluation records, oversees performance, and documentation.
Monitors performance of staff for excellent quality and productivity.
Coordinates staff schedules.
Performs quarterly/semiannual performance management plans with employees, identifies and monitors duty task responsibility, goals, expected results and results achieved.
Investigates/corrects, and disciplines situations of poor performance.
Inspects work for conformance with trade standards, project specifications and building codes.
Takes immediate steps to see deficiencies are corrected.
Applies CHOP Policies and Procedures fairly and effectively.
Inspects facilities; notes maintenance problems; initiates solutions.
Regularly checks staff for adherence to arrival, break and departure time.
Continuously monitors staff attendance, PPL usage and trends.
Manages the Hospitals Building Maintenance Program
Assigns work.
Clearly communicates project objectives to staff and customers.
Effectively integrates P.M.’s in workload to prevent backlog.
Distributes workload fairly matching skill with ability.
Monitors progress, time and materials required to complete work.
Investigates delays; independently takes appropriate action to resolve problems. Refers unusual or difficult problems to supervisor.
Maintains effective coordination of activities within the group and with other trades as required.
Meets with customers; assesses needs; clearly communicates project scope and resolution of problems.
Communicates with staff and customers to disseminate information, discuss issues and seek staff feedback.
Coordinates and holds regular team staff meetings monthly.
Performs rounding and documents results.
Fosters atmosphere of teamwork in group.
Writes and distributes email notification organizationally for scheduled and or unscheduled work and maintenance activities.
Coordinates and holds semi-annual meetings with specific customers within their peer group level, documents concerns from a maintenance Facilities perspective.
Manages maintenance projects ranging in size and scope to meet CHOP objectives.
Ensures that projects are completed on or ahead of schedule.
Ensures that projects are completed on or under budget.
Job Responsibilities (Continued)
Manages vendors, contractors and in-house staff on the projects, and Master Services Agreements (MSA).
Ensures that projects meet or exceed established quality, and balance user needs against overall project objectives.
Provides effective and timely project communications between all parties on a regular basis.
Coordinates and performs work to limit the impact with users, Hospital operations, business continuity and staffing.
When requested, provides annual capital project submittal for life cycle MEP and architectural systems renewal.
Performs work of a similar nature as required.
Demonstrates through own performance, standards of excellence for trade.
Balances time spent working against supervisory responsibilities.
Schedule and confirm performance on regulatory, preventative and corrective maintenance activities for all assigned locations.
Required Licenses, Certifications, Registrations
DRL – Driver’s License
Required Education and Experience
Required Education: High School/GED and certificate of completion of a vocational school in Carpentry/Building Maintenance or completion of a certified Carpentry apprenticeship program.
Required Experience:
Ten (10) continuous years’ working experience in institutional or industrial building carpentry/maintenance.
Three (3) years’ experience supervising, coaching, and training carpentry/maintenance staff.
Additional Technical Requirements
Experience with CMMS software, email and windows applications.
Knowledge and experience working with (AHJ’s) Authorities having Jurisdiction with application of Life Safety Codes and JCAHO regulations and NFPA codes.
Ability to read and interpret blue prints and schematic drawings.
Ability to estimate, take off schedule and supervise in-house renovation projects.
